SERVICE / HIGH-RISE UNITS
Condo defect inspection
in Penang.
Collecting the keys to a new condominium or apartment? We inspect the unit room by room, tap every tile, test every door, window, tap and socket we can reach, and hand you a photographic defect report you can submit to the developer within your defect liability period.
Book a condo inspection01 / WHAT WE CHECK
Every accessible surface,
fitting and point.
A high-rise unit is compact, so the inspection goes deep rather than wide. In a typical Penang condo we check:
- Floor and wall tiles — tapped for hollowness, checked for cracks, chips, lippage (uneven edges), gaps and stained or missing grout.
- Plaster, paint and ceilings — cracks, uneven patches, drips, peeling, stains and signs of past water marks, including skim-coat ceilings and plaster cornices.
- Doors and locks — main door, bedroom and bathroom doors checked for alignment, closing, latching, gaps, scratches and loose hardware.
- Windows and sliding doors — operation, locks, rubber seals, glass scratches, water staining on sills and whether the balcony sliding door runs and closes properly.
- Bathrooms and kitchen wet areas — floor slopes towards the drain, slow or blocked drains, grouting and sealant, shower screens, WC flushing, basin and tap operation, visible leaks under sinks.
- Plumbing fixtures — water pressure at each outlet, drips, loose fittings and visible pipe staining.
- Electrical — the distribution board (DB) and labelling, plus accessible sockets, switches, light points and fan points checked for operation and looseness.
- Balcony, yard and aircon ledge — floor drainage, railings, parapet finishes and any accessible aircon trunking or pipe sleeves.
- Built-in fittings — kitchen cabinets, wardrobes and vanity units where the developer supplied them, checked for alignment, hinges and finish.
Every defect is photographed, numbered and tied to a location, so you or the developer can find it again. Common-area items affecting your unit, such as a stained corridor ceiling outside your door, are noted for your management office.
02 / VP HANDOVER
Use the defect
liability period well.
For a new condo bought from a developer, the defect liability period under the standard sale and purchase agreement is commonly 24 months from vacant possession (VP). The developer's own joint inspection at key collection is often short, so most buyers book an independent inspection in the first days or weeks after VP, before renovation or moving in.
Inspecting early makes it easier to separate original construction defects from renovation or moving damage, and leaves time for the developer to rectify and for a reinspection before the period ends.

03 / ACCESS & PREPARATION
What a condo
inspection needs.
- Keys and access card for the unit, lift and car park.
- Water and electricity connected, so taps, drains, sockets and lights can be tested. New units sometimes have the supply off until the owner registers; check before the visit.
- Ponding tests on bathroom and balcony floors hold water for a period and may need management permission and the cooperation of the unit below. They are quoted separately. See the ponding test guide.
- An empty unit gives the most complete inspection; furniture and boxes hide floors and walls.
If you cannot attend, the photographic report records each finding with its location so you can review everything afterwards.
04 / GROUP BOOKINGS
Same tower.
Better together.
Condo handovers happen in waves: a whole block collects keys in the same few weeks. Neighbours who coordinate a date can request group pricing. Each unit is still inspected separately and gets its own report. Send the development name, the number of units and their sizes for a tailored quotation.

CONDO QUESTIONS
Before you
collect the keys.
Something else on your mind?
We're a message away.
How long does a condo defect inspection take in Penang?
A typical condominium or apartment unit takes a few hours. Larger units, duplexes and units with extensive built-in fittings take longer. The expected visit length is confirmed when you book, and you are welcome to attend.
Do I need permission from the condo management for the inspection?
For a normal visual inspection, the owner's access card and keys are usually enough. A ponding test needs the water supply turned on and often needs permission from the management office or joint management body because water is held on the floor for a period; confirm this before the visit.
What are the most common defects found in new Penang condos?
Hollow floor and wall tiles, tile lippage and uneven grout, plaster cracks and uneven paint, doors that do not close or latch properly, sliding windows and balcony doors that stick or leak, poor bathroom floor slopes and slow drains, leaking sanitary fittings, loose or dead sockets and switches, and water stains at ceilings and aircon ledges. Each one is photographed with its location.
Can neighbours in the same condo book together?
Yes. Buyers collecting keys in the same development can coordinate dates and request group pricing. Each unit still receives its own inspection and its own report.
Is the condo inspection report accepted by developers?
Developers accept defect submissions through their own forms or portals. The report gives you a photographed, numbered list of defects with locations that you can transfer to the developer's form or attach to it. Whether submission assistance is included is stated in your quotation.
