01 / THE SCOPE

What we look at.

The final checklist depends on your property, safe access and the agreed quotation.

Finishes & building fabric

Visible walls, plaster, paint, ceilings and floor finishes; windows, doors and accessible hardware; balconies, stairs and accessible roof areas where included in the scope.

Wet areas & visible moisture

Visible bathroom and kitchen conditions, plumbing and sanitary fixtures, and signs of moisture or water ingress. A visible stain is an observation; its cause may need a separate investigation.

Accessible electrical items

Accessible distribution boards, visible wiring and fixtures within the agreed scope. Confirm any requested testing before booking. A visual inspection does not certify the whole installation.

Understand the limits

Concealed or inaccessible areas cannot be fully assessed visually. This inspection does not include engineering load calculations or invasive structural testing. Concerns needing an engineer or specialist are flagged for further assessment.

Record visible defects for discussion with your developer. Check your own agreement for applicable deadlines and submission requirements; the inspection does not decide the developer's obligations.

03 / COMPLETED WORKS

Renovation handover

Review accessible workmanship, finishes and visible issues against the agreed inspection scope before discussing the completed work with your contractor.

04 / KEYS CHANGE HANDS

Landlord & tenant condition report

A photographic record at check-in or check-out helps both parties discuss the property's visible condition. Agree the areas and items to be recorded before the visit.

03 / BEFORE THE VISIT

Make the property
ready to inspect.

  1. Share the basics. Send the development or general area, property type, approximate floor area and reason for the inspection.
  2. Agree access. Arrange keys and any building-management permission. Tell us about locked rooms, occupied areas or other access limits.
  3. Check utilities. Ask whether water and electricity need to be available for your agreed checks.
  4. Bring your concerns. Share a floor plan if available and note visible issues you want discussed.
  5. Confirm the deliverables. Agree the visit date, report format, delivery timeframe and follow-up arrangements.

Coverage includes George Town, Bayan Lepas, Tanjung Tokong, Sungai Ara, Butterworth, Seberang Jaya, Bukit Mertajam and Nibong Tebal. Other states are by arrangement.
