The VP handover,
step by step.
Vacant possession is an exciting day — and the start of your defect liability window. This checklist keeps the paperwork, utilities and inspection in the right order.
01 / ON COLLECTION DAY
Paperwork first,
keys second.
- Bring the essentials: the developer's VP notice, your identification and any appointment confirmation.
- Collect everything: keys, access cards or fobs, car park and mailbox details, warranty cards and appliance manuals.
- Keep the handover documents: the handover form and any condition notes — they matter if questions arise later.
- Note your VP date: your defect liability period commonly runs 24 months from this date. See our defect liability period guide.
02 / BEFORE RENOVATION
Utilities on,
inspection booked.
- Confirm utilities: water and electricity accounts and meters in order. Inspections — and especially ponding tests — need working utilities.
- Book the defect inspection early: before renovation or moving in. An early inspection makes it easier to distinguish construction defects from later damage, and leaves the full period for follow-up. See the inspection scope.
- Coordinate with neighbours: several units in the same development can share coordinated inspection dates — ask about group pricing.
03 / AFTER THE INSPECTION
Submit, follow up,
reinspect.
- Submit defects to the developer through their form or portal, following the procedure and deadlines in your sale and purchase agreement. The photographic report documents each defect and its location.
- Keep copies and dates of everything you submit and every acknowledgement you receive.
- Reinspect after rectification and record anything outstanding while your period is still open.
