New homes
and rentals.
With a university and a big employment area nearby, many Gelugor homes are bought to rent out as well as to live in. Both kinds of owner need a clear record:
- At handover. Inspect before renovation, while defects are still the developer's to repair.
- Before you rent it out. A landlord and tenant condition report records the visible condition at check-in and check-out, so both sides have the same picture.
- After renovation. Check the contractor's work before the last payment.
- Leaks from upstairs. Under Malaysia's strata rules, a leak is presumed to come from the unit above unless shown otherwise. See the rules and the 7-day inspection.

Do you do defect inspections in Gelugor?

Under the Strata Management Act 2013 a leak is presumed to come from the unit above unless shown otherwise, and management must inspect within 7 days of your written notice. In a new building inside its defect period, a waterproofing or plumbing defect is usually the developer's to fix.
