GUIDE / PRICING

What decides the cost
of a defect inspection?

Home inspection fees in Malaysia are usually quoted per property rather than from a fixed menu. Here is what moves the price up or down, and how to compare quotations so you are comparing like with like.

01 / THE BIG FOUR

Size, type, scope,
and condition.

  • Floor area. A 900 sq ft apartment takes far less time than a 3,000 sq ft semi-detached house. Most inspectors price by size band, so have your approximate built-up area ready.
  • Property type. Landed homes add external walls, roofs, car porches, drains and gardens. High-rise units are more compact but may need building-management access arrangements.
  • Scope of checks. A visual inspection of accessible areas is the baseline. Add-ons such as ponding tests, thermal imaging or specific electrical checks add time and sometimes equipment.
  • Condition and furnishing. A vacant, newly handed-over unit is quicker than an occupied, fully furnished subsale home where furniture limits access.

02 / THE EXTRAS

Items that change
the total.

These are the items most often left vague in quotations. Ask about each one explicitly:

  • Ponding tests for bathrooms and balconies need water supply, time and sometimes access to the unit below. See our ponding test guide.
  • Reinspection after the developer's rectification: is a return visit included, and at what fee?
  • Developer submission: do you submit the report yourself or is assistance included?
  • Travel and access: mainland versus island, parking, and whether coordination with management is charged.
  • Report format and delivery time: a photographic report with locations and descriptions is the standard to expect.

03 / SAVING MONEY

Group bookings
and timing.

Neighbours collecting keys in the same development can often book coordinated dates and request group pricing. Booking early in your defect liability period also avoids rushed reinspections near the deadline.

Be cautious of unusually cheap quotes that do not state the scope, the report contents or who will attend. A written quotation should identify the property, the agreed scope, the total fee, exclusions and any additional charges.
