New towers
and older homes.
Buyers here are often choosing between a brand-new home and an older one, and the inspection differs:
- New at handover. The defect liability period is your window, so inspect before renovation. See the VP handover checklist.
- Older and subsale homes. You generally take them as they are, so inspect before you commit. Water stains, aged sealant, worn hardware and past alterations tell the story. See subsale inspection.
- Renovated units. Before the last payment, check the contractor's work trade by trade. See renovation handover.
- Heritage or unusual buildings. Tell us the age and any alterations first, so we can agree what can and cannot be checked.

Can you inspect an older property before I buy it?
Yes. A pre-purchase inspection documents the visible condition of accessible areas. You will need the seller's cooperation for access, so arrange it through your agent.
